Protecting your home from basement flooding

Spring has arrived, which typically means snowmelt, an increase in rainfall accumulations, and the possibility of spring flooding.

According to Wawanesa Insurance, “the potential for flooding in spring 2020 appears to be above normal, with numerous reports indicating higher-than-usual flooding risks.” We have already seen this happening in Western parts of the country, with flooding in Fort McMurray, Alberta.

As the probability of flooding rises, so does the chance of basement flooding. Flooding results in billions of dollars of losses, "according to a report by the Faculty of Environment at the University of Waterloo. The University indicates that climate changes leading to intense rainfalls, combined with ageing infrastructure and growing urban areas (among other factors), give even more reason for homeowners to put flood protection measures in place.”

According to that same study, this leaves 1.7 million Canadian households at risk of flooding. Basements floods occur for a variety of reasons, including overland flooding, infiltration flooding or sewer backup. It could also be the result of a combination of these factors.

Homeowners in low-lying river valley areas may be more susceptible to flooding, but any home or condo could be vulnerable. If your basement is susceptible to flooding, it can be very stressful, especially this time of year, but there are some things you can do to keep your basement dry.

To protect your basement from flooding:

  • Make sure all gutters and downspouts are clean and well-maintained.
  • Ensure your yard is landscaped so that the slope of your yard or garden is not contributing to your flooding issues. This means ensuring there is no water pooling up around your home.
  • Regularly inspect and repair any foundation cracks, and if they are not easily repairable, call a professional.
  • If you are in an area that is susceptible to floods, consider a sump pump, check it regularly during flood season, and always make sure it is fully operational and working correctly.
  • If you have a septic tank, make sure it is not clogged and is clean.
  • If you own a home with window well covers, make sure they are correctly installed, and damage-free.
  • Research and invest in flood insurance to see what it covers and does not cover. Review the details of your insurance policy to ensure you are adequately covered.

When it comes to protecting homes from floods, most property owners assume their home insurance policies will provide adequate coverage. This is often not always the case, and means that making dedicated protection in the form of overland flood insurance a must.
